A seller net sheet helps San Diego homeowners estimate sale proceeds after loans and selling costs. Kristen can help you review the numbers for your home.
What does “before selling costs” mean?
It is your sale price minus the home loans you entered. It is not take-home proceeds. Agent compensation, closing fees, buyer credits, taxes and other costs can reduce it. Add a selling-cost estimate to see estimated proceeds.
How do I estimate my selling costs?
Start with a written estimate from your agent, title company or escrow officer. There is no standard commission rate; compensation is fully negotiable. You can enter one total here, or choose “Enter costs separately” to enter agreed rates and individual charges. Blank detailed items are excluded and keep the result partial.
What about taxes and withholding?
Property-tax prorations depend on the exact closing date and payments already made. “Enter costs separately” lets you enter a tax debit or credit. The optional transfer-tax helper uses the San Diego County Recorder’s stated rate of $0.55 per $500 or fraction, with the full sale price as a starting assumption. Confirm taxable value, exemptions and allocation with escrow. This tool does not calculate capital gains tax, California withholding or FIRPTA withholding; enter withholding supplied by your adviser. Withholding is not necessarily your final tax liability.
Is this what I will receive at closing?
No. Your final amount depends on the sale contract, lender payoff demands and actual settlement charges. An approximate mortgage balance can differ from the final payoff. A negative result means you may need to bring money to closing. Amounts displayed here are rounded to whole dollars for planning.
