San Diego Foreclosure Property Research: Where to Start
For buyers researching a foreclosure-related property in San Diego, start with the specific address, the sale process and what can be verified. This page offers a starting checklist and a way to discuss your search; it is not a live foreclosure inventory collection.
Clarify what kind of opportunity you are reviewing
A foreclosure proceeding, an auction, a bank-owned listing and a proposed short sale are not interchangeable descriptions. Ask which process applies to the property and which documents establish its present status.
The CFPB describes a short sale as a sale for less than the mortgage amount owed, subject to lender or servicer agreement. The California DRE’s 2020 guide is homeowner-oriented background, not current buyer due-diligence instructions. Review the current requirements for your transaction with the appropriate professional.
Bring these questions to the property review
- Is the property currently offered for sale, by whom and through which process?
- Can you inspect it, and what information is available about condition and occupancy?
- What title, lien, possession and sale-term questions need professional review?
- What financing, cash, timing and repair requirements apply to this particular opportunity?
Evaluate the whole purchase
Compare the property with your intended use, location priorities and the full costs you are prepared to investigate. A distressed-property label does not establish a discount, clear title, easy financing or investment return.
Kristen can discuss the search and property questions. A lender, title or escrow professional, qualified inspector and legal adviser address their respective parts of the review.
